Up a gently sloping, expansive 2-acre lot in exclusive Mission Hills sits an stoic, one-of-a-kind mid-century modern mansion. Custom designed by renowned Chicago architect Ike Colburn for a prominent Kansas City family, the property is being sold as part of the Evelyn Hudson Estate. Now in disrepair, the iconic home is ready for renovation to its original grandeur or razing to make way for another extraordinary residence.

The “modular modern” theme is articulated in brick sections of the home joined by glass walls. Raised pediments that echo the chimneys top the large windows and punctuate the flat roof lines to create a castle-like aura that both belies and complements the sleek, contemporary lines. The current home’s setting near the rear of the lot affords a sweeping front lawn, stately drive, and multiple patios and plazas around the residence.

FRONT PLAZA – With the front of the home facing the rear of the lot, the private Front Plaza combines a brick-walled 3400sf paved area for use as patio or parking and a water feature surrounding the tower. Grand steps lead to a terraced park-like upper lawn bounded by mature trees and a stone wall. A marble patio greets guests at the home’s main entrance.

BACK PLAZA – The sprawling Back Plaza overlooks the front lawn and incorporates two patio levels, grand stairs, circular in-ground marble and brick features (perfect for sculpture display), and an expansive pool deck. A free-standing screened free-outdoor living room matches the brick architecture of the home and houses a mechanical room below. The Entry Hall/Atrium, Great Room, and Gallery Hall can all be opened wide to the Back Plaza via large floor-to-ceiling glass slider doors. The lower level of the Master Bedroom wing and the “spa” also offer access.

THE LOT – Ideally located in the heart of Mission Hills, KS, the large, irregularly shaped corner lot is bounded by Mission Drive on the north and Oakwood Road on the east. Sloping gently up and away from the street, it provides a perfect setting for a dignified residence. The high vantage point and 2+ acres allow for a sweeping front lawn, stately private drive and panoramic views (including the Mission Hills Country Club Golf Course). Lot size is approximately 87,997 square feet.

The Main Level of the residence is comprised of four primary sections joined by the Gallery Hall and the Atrium. Modernist architecture is exemplified in the open plan, clean lines, walls of glass, streamlined space and high ceilings of this level.  Intimate gatherings and large galas are hosted with equal ease.

ATRIUM – Exterior brick extends from the home’s entrance through the entry hall and out to the plaza beyond for a dramatic first impression. Walls of glass mark the front and rear of the Atrium, including a floor-to-ceiling slider door opening to the Back Plaza. Marble floors and a large contemporary domed circular skylight add to the modernist character.

GREAT ROOM: The largest room in the home, the Great Room features 12’ high ceilings, marble floors and a sleek fireplace with a marble surround. Huge windows offer views to three sides of the estate, including a floor-to-ceiling sliding glass doors. A secondary entrance to the Kitchen wing makes entertaining simple. (38×23)

LIVING ROOM – The perfect setting for after-dinner drinks and conversation. A unique concentric box-patterned hardwood floor, flush fireplace w/marble surround and 10’ ceilings define the space. Opens to the Gallery and Atrium. (20X19)

DINING ROOM – A dramatic square room designed for grand entertaining with marble floors and 10’ ceilings. Opens to Atrium and Gallery and has service entrance from Kitchen. (20×20)

GALLERY HALL – The 72’ Gallery Hall spans the space from the Kitchen wing through to the Master Bedroom wing, both of which can be cleverly closed off with floor-to-ceiling doors for privacy. Access along the Gallery to the Atrium, Dining Room, Living Room, Guest Suite, Library, Back Plaza and Tower Stair.

KITCHEN WING – The current kitchen layout, which new owners would likely reconfigure, includes multiple large storage closets, a main kitchen, a prep/service kitchen, informal dining area, walk-in pantry, laundry room, and separate patio area (formerly a green house). Service access to Great Room, Dining Room, and stairs to the garage/SE lower level.

GUEST SUITE – Off the Gallery Hall, the Guest Suite includes a full bath with marble vanity & tub surround, sizable closets and a bedroom with hardwood floors and built-in desk. The bath can be accessed directly from the public space or privately from the bedroom.

LIBRARY- Warm-toned teak wood, a hallmark of contemporary design, forms the walls and solid doors in the Study. Features include streamlined floor-to-ceiling bookcases, a wet bar, a hideaway reading nook and a fireplace. Public access from the Gallery Hall and private access from the Master Suite via pairs of double doors. (20×20)

MASTER SUITE – Some imagination is required to see beyond later adaptations. The master bedroom itself enjoys views of both the front and back of the estate and features closets that include a built-in vanity. The Master Bath has multiple large closets, corner shower, domed sky light, dual bath tubs, and marble floors, walls and vanity top. The vestibule of the Master Suite offers additional living space with large windows and a spiral staircase (now enclosed) to the Northwest Lower Level spa and pool access.

Housed in the signature turret w/skylight, a large winding staircase leads to a private floor consisting of two sizable bedrooms, bathroom, study space and storage. (Main Floor temporary doors added.)

BEDROOM – Features a fireplace with marble surround & mantle, walk-in closet and high level views of the Back Plaza, lawn and beyond. (20×14)

BEDROOM – Features a walk-in closet and overlooks the Front Plaza. (20×14)

HOLLYWOOD BATH – Separate vanity areas with mirrored walls and shared tub/shower & toilet. Marble floors, counters, and tub surround. Floor-to-ceiling windows and walk-out roof access.

The lower levels offer additional living space and are split into two independent parts at either end of the home (the center section being on a slab foundation). The lower levels have been unused for many years and suffer from neglect.

SOUTHEAST END – An apartment includes 2 bedrooms, 2 bathrooms and living space. This end of the lower level also has a 3-car garage with pedestrian door, a mechanical room, crawl space entrance and stair access to the Kitchen wing.

NORTHWEST END – A former “spa” area with access to the pool deck includes a sauna, his/hers showers and dressing areas and a bathroom. A private stair leads to the Master Suite. Crawl space entrances and a large storage/mechanical room w/laundry are also found at this end of the lower level.

Special Note: A large quantity of replacement windows are stored in the garage and will be included with the sale of the home.

History of the Home and Architect

Despite the obvious neglect of recent years, this home remains a fine example of mid-century architecture at its best. In 1967, a prominent Kansas City family hired renowned Chicago-area architect Irving W. (Ike) Colburn to design a signature contemporary home on the picture-perfect lot at the corner of Mission Drive and Oakwood Road. Colburn received his architectural degree from Yale and designed homes, churches and buildings well known for their modernist simplicity and dignified presence. A few years prior to designing this home he won a prestigious first place award from the American Institute of Architects for a contemporary home on Lake Michigan. Immediately following the completion of the Mission Hills home he designed a very similar “modular modern” home for the du Pont family (in which they still reside) in Rockland, DE.

The pedigreed Mission Hills home was purchased by M.R. & Evelyn Hudson in 1975. In 1993, Mr. Hudson commissioned local artist J.R. Hamil to produce a watercolor painting of the home which hangs in the Atrium and will be given to the new owner. The extraordinary home is now being sold to settle the estate of Evelyn Hudson. This is only the second time the property has been available to the public and the first opportunity in nearly 40 years.

Prefer to Build?

Homes in Mission Hills remain in high demand. While many of the fine older homes have seen major renovations, there are also newer, highly customized homes built on sites where the original home was purchased and then razed. Because of its size and prime location in Mission Hills, this prominent lot may be the perfect home site for those who prefer a different architectural style.
