Personal property will be sold at 11:00 AM and will include a saw mill (to be sold for one price), household items, furniture, power tools and more.

  

Real Estate will be offered at 12:00 noon and consists of a 2 level home on approximately 1.78+- acres. Upper level of home has a kitchen, dining room, 2 bedrooms, 1 bath and living room. The lower level has a kitchen, 1 bedroom, 1 bath and den. Property has public water, natural gas, central air and septic tank.

 

Personal Property Terms: We accept cash, check, Visa and MasterCard. A 10% BP and local sales tax will apply to all sales.

 

Real Estate Terms: Seller(s) will pay any outstanding liens, for preparation of the deed, property taxes to date of closing, and infestation report on home. Buyer(s) will pay all other closing costs including, but not limited to, attorneys fees, recording stamps on deed, mortgages, title search, survey if required, and other normal closing costs.  A Ten Percent Buyer’s Fee will be added to the final bid to arrive at the Contract Sales Price. An Escrow Deposit of $5,000.00 will be due on day of Auction, with balance due within 30 days after the bid is approved.

Seller(s) makes no warranty, express or implied, as to the title of the property or zoning of the property except as warranted by its deed. Announcements made day of Auction take precedence over any previous announcements or advertisements.
